What is your rental criteria?
At least one applicant must have a credit score of 600. If you do not have the minimum credit score, you must find a Co-Signer that meets this requirement. You will need to provide proof of income with 1 year of work and rental history. You can not have been evicted within 5 years.
How do I apply?
You can find the application using the Apply Now tab on our website. You will need to upload or provide a copy of your drivers license, etc. etc. Once all of the information is uploaded, we will be in touch with you shortly. Is there an application fee?
Our application fee is $X per person eighteen (18) years and older. The application fee will look at your credit score, credit history, and criminal background.
What are the Security Deposit Requirements?
Most properties require a 1-month security deposit. This deposit will be held during the duration of your stay and the purpose of our security deposit fee is to satisfy any damages or unpaid balances at the end of your residence. Security deposits may not be used to pay last month’s rent.
What is Clover’s Pet Policy?
Please check the listing details of the property or contact us to see if the property is pet friendly. Residents must confirm with management whether pets are permitted at their residence. All residents that have a pet will need to complete a pet screening with their application and/or renewals. Pet fees are subject to change based on property. Please speak to your property manager for details.
Do you require Renters Insurance?
Yes. Renters Insurance is required for the duration of your stay in a home. You will need to have the policy in place prior to lease signing.
How do I pay rent?
Rent is due on the 1st of every month. Tenants have the option to pay rent online via the Tenant Access Portal or by a check or money order by mailing it or dropping it off at our office drop box.
What happens if I don't pay rent?
Rent is due on the 1st of every month and becomes late after the 5th of the month. A late fee of 10% of your rent will be applied to your account. Please contact our office to inquire about a payment plan that may be available to you, which ensures your balance is paid within the month. Eviction proceedings may occur depending on the length of non-payment.
How do I request maintenance or repairs for my home?
Contact us via our Tenant Access Portal. If you do not have access to the portal, contact us at mailto:info@cloverpropertymgmt.com. If it is an emergency, please call our office at 717-509-0362.
Am I allowed to make changes or upgrades to the property?
You must get permission from your landlord to make any changes to the property.
How much notice do I need to give to move out?
Most leases are 12 months long and go month-to-month immediately following the lease end. If you plan to move out, you must notify our office with a 60-day notice. Please complete our Notice to Vacate form and return to our office via email mail, or in-person.
What happens if I want to break my lease?
Contact our office. We will make every effort to mitigate damages, however you may still be liable for rents and other charges.
When I move out, how can I get my security deposit back?
Security deposit will be mailed to your forwarding address within 30 days upon your tendering of possession along. A security deposit form with any amounts owed will be sent.
