Rental Criteria

All applications are accepted and processed on a first come-first served basis.

In the event your application is denied, we make every effort to contact you promptly regarding the denial.

All applicants will be required to:

  • Each potential Tenant over the age of 18, must submit a separate rental application
  • Pay the application fee (for each person that will be living at the same property over the age of 18 years, non-refundable). We will pull your credit score, credit history and criminal background;
  • Provide a copy of a valid form of identification (for each person that will be living at the same property over the age of 18 years);
  • Provide a copy of your social security card (for each person that will be living at the same property over the age of 18 years);
  • Minimum credit score of 550;
  • Provide proof of income for the previous 3 months with check stubs (must show at least three (3) times the monthly rent amount);
  • We will contact your employer to verify your month income, your length of employment, and your job stability;
  • Felony evictions and criminal records maybe grounds for denial;
  • Provide current and previous Landlord’s contact information;
  • Pets, of any kind, are NOT ALLOWED, due to our insurance company does not cover our properties with animals.
  • You should carry a Renter’s insurance policy for the duration of your stay (the landlord carries NO insurance covering loss or any damage to any of your personal belongings, whether located or stored inside or outside the premises). If there is any damage to the property caused by the Tenant, the Tenant will be responsible for paying for the damage.
  • A walk thru Move-In Inspection will take place before you move in. This walk thru will specify any damages at the time, before you move in.

After Approval:

We will contact you as soon as possible to let you know that you have been approved by phone or email. You need to come to the office by the next day, as the following must be completed:

  • Pay the Security Deposit (in FULL) – separate check from Rent
  • Pay the First Month’s rent (in FULL) – separate check from Security Deposit
  • Sign the Rental Lease (signed by all occupants and include names of those under 18 years of age)
  • You will be given the keys to the property after payments have been made and the Lease is signed by ALL occupants. You CAN NOT move in until your Lease begins.
  1. We accept cashier’s check, money order, cash, personal checks (if the personal check bounces, no more personal checks will be accepted by you), and credit cards (we charge a 3% processing fee on all amounts owed).
  2. Rent and Security Deposits MUST be TWO separate checks, they CAN NOT be combined on ONE CHECK!
  3. Responsibility: All Tenants are responsible for any and all charges incurred under the terms and conditions of the rented property/unit.
  4. Utilities: All utilities paid by Tenant, per the terms of the Lease, should be in the Tenant’s name by the move-in date.
  5. Occupancy: The number of people that may occupy a Rental Property/Unit is limited to two (2) people plus two (2) Children under the age of eighteen years old, unless otherwise noted.
